“Tranzactiile de inchiriere de spatii comerciale pentru retailerii de tip discount sunt printre putinele deal-uri care se mai incheie acum pe piata. Retailerii cu preturi accesibile sunt in plina expansiune pentru ca in aceasta perioada le merge cel mai bine. Spre exemplu, Deichmann se extinde la Tecuci, un oras mic, dar care evidentiaza cererea de produse la preturi accesibile”, a declarat pentru Business Standard, Monica Barbu, vicepresedintele companiei de consultanta imobiliara The Advisers.
Principalele retele de comert cu format discount, Plus Discount, Penny Market, Kaufland sau Profi, sunt interesate de terenuri de la 1.500 de mp (in cazul Profi) pana la peste 8.000 mp (in cazul Kaufland) in zone urbane.
Si supermarketurile Mega Image si Spar cauta terenuri de peste 2.000 de mp, in cazul Mega Image doar in Bucuresti, si spatii comerciale de minimum 300 mp, respectiv 500 mp. “In prima parte a anului, tranzactiile imobiliare s-au concentrat pe segmentul comercial si terenuri. Segmentul comercial sufera cel mai putin de pe urma crizei, pentru ca aceasta zona, spre deosebire de rezidential, a avut parte de companii profesioniste. Problema pe segmentul comercial este ca 95% dintre contractele de inchiriere nu sunt profitabile pentru proprietari. In aceste contracte s-au introdus o serie de clauze care permit chiriasilor sa renegocieze pretul chiriei, care dupa criza s-a injumatatit, deoarece proprietarii se asteptau la cresteri spectaculoase si nu voiau sa rateze oportunitatea de a castiga mai mult”, explica Ilias Papageorgiadis, CEO-ul companiei de consultanta imobiliara More Real Estate Services.
