“Un studiu comparativ al spatiilor comerciale in ultimii 2 ani, in Bucuresti”
Preturi de inchiriere in Bucuresti, in ultimii doi ani
Joi, 2 septembrie a.c., orele 11:00, restaurantul „Mandragora” - Str. Mendeleev Nr. 29, Sector 1, compania MORE Real Estate Services, reprezentată de domnul Ilias Papageorgiadis - CEO, lansează ediţia bilingvă româno-engleză a studiului „Piaţa spaţiilor comerciale stradale din Bucureşti”.
Lucrarea analizează şi compară circa 500 de proprietăţi comerciale, situate în 40 de zone diferite ale capitalei, în perioada iulie 2008 - iulie 2010, urmărind identificarea factorilor de risc, a oportunităţilor, variaţiunilor şi tendinţelor survenite pe piaţa spaţiilor comerciale stradale din Bucureşti, descriind efectele graduale şi anticipând măsu-rile post-criză din sectorul imobiliar vizat, în cadrul mai larg al crizei economice din România.
Concluziile studiului relevă că în toate zonele comerciale ale oraşului, preţurile de închiriere au înregistrat scăderi considerabile, situate între 30% şi 50% (chiar mai agresive în unele zone).
Cum pentru perioada următoare sunt prevăzute noi măsuri de austeritate iar piaţa imobiliară va suferi noi contracţii,

“A Study of the Comparative Evolution of High Street
Rental Prices in Bucharest over the last 2 years”

The study analysed and compared an average of 500 commercial properties, in 40 different areas of the city, on a time frame between July 2008 - June 2010, following the risk factor identification, opportunities, variations occurring and trends, describing the effects and anticipating post-targeted crisis measures on Romanian Market.

“Trendul” mall-urilor din România a fost iniţiat de succesul primelor 3 proiecte, create de doua companii. Anchor Group care a dezvoltat două proiecte in Bucuresti, dintre care unul (”Bucuresti Mall”) este încă o ” sursă foarte profitabilă ” pentru companie şi cel de al doilea proiect (”Plaza România”) a fost si el foarte profitabil până la deschiderea “AFI Palace Cotroceni”. Aşa cum s-a întâmplat și în segmentul rezidential (mai mult sau mai puţin datorită acelorași persoane) au fost publicate mai multe rapoarte care “demonstrau” necesitatea de mall-uri, parcuri de retail si centre comerciale în toata tara. The “trend” for Malls in Romania was initiated by the success of the first 3 projects, created by two companies. Anchor Group developed two projects in Bucharest, with one of them (”Bucuresti Mall”) still being a “cash cow” for the company and the second one (”Plaza Romania”) being very profitable until the opening of “AFI Palace Cotroceni”.
